Full Service Management
This service can be tailored for each individual owner and their needs. With a full service you will receive honest management of your unit.
The services will include:
- Finding a tenant if unit is vacant- this will be a cost of 85% of the first month’s rent with a signed contract
- Maintaining financial records for the owner with owner login for unit’s information at any time.
- Payment of income to owner on the 15th of the month
- Maintenance of unit from tenant calls or emails
- Yearly inspection of unit for damage and smoke detector operability for the safety of the unit.
- Handling vendors for repairs and payment to vendors.
The cost for this will depend on the condition of the property, number of units and extras that the owner has requested. The typical charge is 10% of rent per month plus HST and will decrease with multiple units.
Tenant Finder Service
CLA Rental can be of service to find a tenant for you. CLA rental uses an outside screening company that screens for employment, past residences and credit check and sends the report with recommendations for tenancy. Good screening is essential for a good tenant. This service entails taking pictures, posting the ad, showing of the unit, screening of the tenant and signing of the lease. The cost for this service is the first month’s rent, if no management contract is signed.

We take care of your rental unit as if it was our own home. Maintaining the value in your investment is our priority. We perform yearly inspections to check the condition of the unit and check on regular maintenance such as smoke detectors.
We do extensive screening to ensure we have quality tenants in place, however sometimes damage does happen. At CLA Rental Management we take pride in finding quality tenants to call your property home. We screen all tenants using a third-party screening company that performs employments, residence, credit check and social media check. A complete screening will make sure the right right tenants are in place.
All money owing to the owner is deposited directly into their bank account. The software that CLA Rental Management uses gives the owner access to login and view their account along with cash flow for their unit. Having transparency is the way for us to be accountable to you.
There are no setup fees, no long distance charges, no phone call charges and no email charges. The fees agreed for your unit will usually be the fee you pay monthly. If your unit has repairs this will be charged to your account.
After signing a contract with CLA Rental you may cancel your contract at any time with 60 days notice. If 60 days notice is not given a charge will apply. Please refer to your contract for details.
There are no startup costs for the owner.
Funds will be sent by the 15th of the month. This gives time to make sure that there are no returned cheques and time to make sure rent is paid.
Rental rate is determined on the condition of the property, the market rate and what is available in your area. Rental rates can change rapidly and research is always done to make sure you will get the most rent for your unit.
Statements are sent with the money on the 15th but the owners can log in at any time to see their cash flow statement.
Any repair that needs repaired immediately will be done sometimes without approval. As per the landlord and tenant act the tenant cannot be without water, stove, fridge or toilet. CLA Rental has a $250.00 limit that anything above that will need approval by the owner.
CLA Rental will look at all arrears by the 2nd of the month. Depending on the history of the tenant will depend on the situation. All tenants that do not pay by the 1st will receive an N4. Five days prior to rent due the tenant will get a notice reminding to pay rent on time. Telephone calls to the tenant or knocking on doors for their rent will happen as we feel that all rent should be paid on time.
You will always have liability insurance on your home. Tenants only insure personal belongings.
